We are now recruiting for a Sales Director to join our busy sales team within our Central region. Currently based in Bourne, we will be relocating to Peterborough mid 2023 so the ideal candidate will live within one hour of Peterborough.



Reporting to the Managing Director, as Sales Director you will be responsible for assisting, supporting and developing our Sales Managers & Development Sales Executives based on our new-build housing developments within their designated area. You will work closely with other departments within the business along with liaison and negotiation with external agents including Agents, Solicitors and Mortgage Advisors.

Reporting to the Managing Director, and operating with between 10-12 outlets and 450-500 homes pa, you will contribute to the overall success of the business through the effective leadership of the Sales teams throughout our Central region’s operating area, along the A1 corridor, from Newark in the North to Biggleswade in the south.



You will be expected to:




  • Lead, support and develop your team of Sales Managers & Sales Executives
  • Record and manage the staff resourcing plan for your developments, including recruitment of new team members
  • Proactively review and evaluate the performance of all developments. You will be responsible for ensuring any issues are quickly identified and resolved
  • Drive compliance with key sales and marketing processes, tools, and approaches e.g. COINS usage and policy compliance
  • Be the first point of contact for your team when referring issues relating to incentives, customer expectations / complaints and staffing
  • Be accountable for ensuring that developments operate within legal requirements e.g. CML, Transparency, Consumer Code and Consumer Protection from Unfair Trading (2008).
  • Ensure our CRM system is maintained and developed, and that our prospect database is kept up to date
  • Deliver a coordinated approach to sales and marketing across the region by working with the team to review overall sales performance, marketing strategies, media activity, CRM Campaigns, competition etc
  • Be responsible for monitoring scheme costs and values to ensure maximum profit is delivered whilst maintaining the required sales rate
  • Be overall accountable for your development presentation
  • Assist in Acquisition of land, including research, mix and profitability
  • Work in partnership with other departments to ensure Regional targets and deadlines are achieved. e.g. consult with Construction to ensure timely delivery of homes
  • Responsible for building effective relationships with both suppliers and partners e.g. valuers


What you will need to be successful.




  • Experience at Sales Director/Sales Manager level within a similar industry. Housebuilding experience is an advantage.
  • Demonstratable and Successful track record in sales, ideally in housebuilding.
  • Ability to lead and manage a disciplined Sales Department and Process
  • Strong organisational and planning skills.
  • Strong and energetic personality who can motivate and lead a team.
  • Good attention to detail
